Roof Lichen Removal in Sydney

Lichen roots into the tile itself -- we treat and lift it without tearing up the surface.

Roof Lichen Removal

Lichen is the crusty, flat, greyish-green or orange growth that clings tight to roof tiles -- quite different from soft, spongy moss. It's actually a partnership of fungus and algae, and it's far more stubborn because it doesn't just sit on the surface, it bonds into the tile and puts down root-like structures. You can't simply hose or brush lichen off; scrape at it hard and you take the tile surface with it. It needs treating properly to break its grip before removal.

Why lichen is harder to remove than moss

Where moss forms a loose mat you can lift, lichen fuses to the tile. Its fungal threads penetrate the porous surface of ageing concrete and terracotta, and the crusty patches are held on tight. That's why a pressure washer alone either fails to shift it or, at the pressure needed to blast it off, strips the tile's own surface layer and leaves it more porous than before.

Lichen also etches the tile as it grows, holding acids and moisture against the surface. Left for years it leaves permanent staining and pitting even after it's removed. The earlier it's dealt with, the better the tile underneath comes up.

The treat-then-remove approach

The reliable way to clear lichen is to apply a treatment that kills it and breaks down its grip on the tile, give it time to work, then remove the loosened growth with controlled cleaning. This lifts the lichen with far less pressure than trying to force off living, bonded growth -- which protects the tile surface. Heavily encrusted roofs sometimes need a second treatment pass.

We work at a controlled pressure and shed water down-slope, and clear the dead material from valleys and gutters so it doesn't wash down and cause blockages afterwards.

Sealing after lichen removal

Because lichen thrives on porous tiles, removing it is a good moment to consider sealing. Once the roof is clean and dry, a sealer reduces the surface porosity that let the lichen take hold in the first place, making it harder for it to re-establish. We'll advise whether your tiles would benefit from sealing or a full recoat while access is set up.

  • Adequate dwell time before removal, with a second pass if needed
  • Controlled-pressure removal that protects the tile surface
  • Clearing dead lichen from valleys, ridges and gutters
  • Assessment of staining and pitting left in the tiles
  • Advice on sealing to reduce porosity and discourage regrowth

Frequently Asked Questions

Why won't lichen just wash off like dirt?

Lichen bonds into the tile with root-like fungal threads rather than sitting on top like dirt or moss. It has to be treated to kill it and break its grip first. Trying to blast it off with high pressure only strips the tile's surface and makes things worse.

Will removing lichen leave stains on my tiles?

Sometimes. Lichen etches and pits the tile as it grows, so long-established patches can leave staining or marks even after removal. The longer it's been there, the more likely. Removing it early gives the best result -- we'll tell you honestly what to expect for your roof.

How is lichen different from moss on a roof?

Moss is soft, spongy and green and forms loose mats you can lift. Lichen is flat, crusty and grey-green or orange and is fused hard onto the tile. Moss holds water; lichen roots in and etches the surface. Lichen is the more stubborn of the two to remove.

How do I stop lichen coming back?

After removal we can apply a treatment and, ideally, seal the tiles. Lichen takes hold on porous, worn tiles, so reducing that porosity with a sealer makes it much harder to re-establish. Improving sun and airflow by trimming nearby trees helps as well.
