Roof Restoration
Roof Sealing Services in Sydney
A penetrating sealer that binds a porous surface and gives coatings something solid to grip.

Roof sealing means applying a penetrating sealer to a cleaned roof surface before any topcoat goes on. It isn't the coloured coat people notice -- it's the clear or milky primer step that soaks into porous tiles or binds a chalking, oxidised surface so the paint or membrane on top actually sticks and lasts. Skip it and even the best coating peels within a season. On old concrete tiles especially, sealing is the difference between a restoration that holds and one that flakes.
What a sealer actually does
Concrete and terracotta tiles get porous with age -- the surface glaze wears off and they start drinking up water like a sponge, which grows moss, adds weight and pushes moisture toward the sarking. A penetrating sealer soaks in and stabilises that surface, reducing water uptake and locking down loose, chalky material so it can't lift the topcoat later.
On an oxidised metal or previously painted roof, the sealer's job is adhesion. Old surfaces shed a fine powder as they break down; if you paint straight over it, you're painting onto dust. A bonding sealer grips through that layer and gives the coating a stable base. The sealer you use depends entirely on the substrate -- there's no single product that suits every roof.
Preparation comes first
Sealing only works on a properly prepared roof. We pressure clean off the moss, lichen, dirt and any failed coating, let the roof dry fully, and repair or replace broken tiles before a drop of sealer goes on. Sealing over a dirty or damp roof traps contamination underneath and the whole system fails from the inside.
For terracotta we usually use a clear sealer that lets the natural tile colour show through; for concrete tiles we typically seal before applying a coloured membrane. We match the product to what you've actually got on the roof.
When sealing is enough on its own
Not every roof needs a full coloured recoat. A sound terracotta roof that just wants its water resistance and lustre back can sometimes be cleaned and clear-sealed without a topcoat. That's a lighter, cheaper option and we'll tell you when it's the right call rather than upselling a full paint job you don't need.

Frequently Asked Questions
Do I need to seal my roof if I'm getting it painted anyway?
Yes -- the sealer is what makes the paint hold. It binds the chalky, porous surface so the coating grips instead of peeling. A quality coating over an unsealed roof is a false economy; it can start lifting within a season. Sealing is a standard part of any proper restoration.
Can a terracotta roof just be sealed without painting?
Often, yes. If your terracotta tiles are sound and you're happy with the natural colour, a clean and clear seal restores water resistance and lustre without a coloured topcoat. It's a lighter option we recommend when the tiles don't need a colour change.
How long does roof sealing last?
It depends on the sealer, the substrate and exposure, but a properly applied sealer under a topcoat is protected for the life of that coating. A clear seal on exposed terracotta will need refreshing sooner. We'll give you a realistic timeframe for your roof.
Will sealing stop my roof leaking?
Sealing reduces water absorption through porous tiles, but it isn't a fix for a leak caused by cracked tiles, failed pointing or broken flashings. Those need repairing first. Sealing complements repairs -- it doesn't replace them. We'll identify the real source before sealing.
