Tile Roofing in Sydney: Repair, Restore & Replace

Tiled roofs are common across Sydney and last for decades when the bedding and pointing are maintained.

Tile Roofing

Tiled roofs cover a huge share of Sydney's houses, in both concrete and terracotta. The tiles themselves can outlast the people who laid them, but the mortar that beds and points the ridge capping does not. That is where most tiled-roof problems begin. We work on the whole tiled-roof lifecycle, from replacing cracked tiles and repointing ridges through to stripping and relaying a roof that has reached the end.

Bedding and pointing: the part that actually fails

The tiles across the field of your roof rarely fail on their own. It is the ridge and hip capping that causes grief, because it sits in a mortar bed and is sealed with a pointing compound along the edges. Over the years Sydney's heat and storms crack that mortar, it lets go, and capping starts to lift or slide.

Modern repointing uses a flexible pointing compound rather than a rigid sand-cement mix, so it moves with the roof instead of cracking straight away. Where the bedding underneath has crumbled we rebed the capping first, then point over the top. Pointing over failed bedding is a short-lived patch we will not sell you.

Cracked, slipped and porous tiles

Individual tiles crack from foot traffic, falling branches and hail. A single cracked tile can leak straight onto your ceiling, so we replace them with matching stock wherever we can source it. Slipped tiles usually mean a broken tile below or a failed clip near the eaves or ridge.

Older concrete tiles can also go porous once their surface coating wears off, soaking up water and growing moss. We can pressure clean and recoat those tiles to restore the surface and shed water again, which is far cheaper than a full re-roof if the tiles are otherwise sound.

Sarking, valleys and when to re-roof

Many older Sydney tiled roofs were laid without sarking, the foil layer under the tiles that catches wind-driven rain and directs it to the gutter. If yours has none and leaks in driving rain, that is often why. A full re-roof lets us add sarking, replace rusted valley irons and renew any tired battens at the same time.

Frequently Asked Questions

How often should a tiled roof be repointed?

As a rough guide, every fifteen to twenty years, but it varies with exposure and the original workmanship. If you see cracked mortar along the ridge, loose capping or bits of mortar in the gutters, it is time regardless of the calendar.

Can you just replace a few broken tiles?

Yes. Individual tile replacement is a common repair. The main challenge is matching older tiles, as many profiles and colours are discontinued. We keep salvaged stock and can often find a close match, and we always check the surrounding tiles while we are up there.

Is repointing enough or do I need a full re-roof?

If the tiles are sound and only the ridge mortar has failed, repointing and rebedding is the right fix. A full re-roof is warranted when tiles are widely cracked or porous, the battens have rotted, or there is no sarking and the roof leaks in storms.

Why does my tiled roof leak only in heavy rain?

Tiles shed water by overlap, not by being sealed, so wind-driven rain can be pushed up under them. Without sarking underneath, that water reaches the ceiling. Adding sarking, or at minimum fixing the affected valley or flashing, usually stops it.
