Terracotta Roof Restoration & Repairs in Sydney
Fired-clay tiles hold their colour for a lifetime, so the mortar and glaze are usually what need attention.

Terracotta tiles are fired clay, and their colour is baked into the glaze rather than coated onto the surface. That means a genuine terracotta roof can keep its rich colour for a very long time. Because the tile itself is so durable, the work on a terracotta roof is nearly always about the mortar bedding, the pointing, and the occasional cracked tile, not the tiles as a whole. Restoration keeps these roofs looking sharp for decades.
Why the glaze changes how we restore it
Unlike concrete, you generally do not paint or recoat terracotta, because the glaze is the finish and it lasts. Where the original glaze has dulled or an unglazed tile has weathered, we can apply a specialist terracotta glaze coating to restore the sheen and seal the surface, but this is a different process to the membrane used on concrete.
The wrong product on a terracotta roof looks fake and can trap moisture in the clay. We use coatings made for fired-clay tiles, and only where they genuinely improve the roof, not as a default upsell.
Repointing terracotta without cracking tiles
The ridge and hip capping on a terracotta roof is bedded and pointed in mortar just like a concrete roof, and that mortar fails the same way over time. Repointing terracotta calls for care, as the glazed surface chips if you are heavy-handed. We use a flexible pointing compound colour-matched to the tiles and work cleanly along each ridge.
Terracotta tiles are also more brittle than concrete underfoot, so access and roof-walking technique matter. Careless boots crack more tiles than any storm, which is why we tread on the right part of each tile and use walk boards where needed.
Sourcing matching tiles
The biggest headache with terracotta repairs is matching old tiles. Many patterns and colours were made by manufacturers long gone, and profiles vary. We keep a stock of salvaged terracotta and can often find a close match, but exact matches on very old roofs are sometimes impossible. We will be upfront if a repair area will be slightly visible rather than promise an invisible fix.

Frequently Asked Questions
Do terracotta roofs need painting like concrete tiles?
Generally no. Terracotta colour is in the fired glaze, not a surface coat, so it does not fade the way concrete does. Where the glaze has genuinely worn we can apply a terracotta-specific coating, but most terracotta roofs only need cleaning, repointing and tile repairs.
Why do some of my terracotta tiles have white marks?
That is usually lichen, moss or lime leaching from old mortar. A careful clean removes surface growth. Persistent white staining near the ridge often comes from failing mortar washing down, which is a sign the capping needs rebedding and repointing.
Can broken terracotta tiles be matched?
Often, but not always. Many old terracotta patterns are discontinued. We hold salvaged stock and can usually find a close match in profile and colour. On very old or unusual roofs an exact match may not exist, and we will tell you before we start.
Is a terracotta roof more fragile to walk on?
Terracotta is more brittle than concrete, so it cracks more easily under careless foot traffic. Access and technique matter, treading on supported parts of the tile and using walk boards. This is a good reason to leave roof work to someone who knows how to move on clay tiles.
