Tile Roof Restoration in Sydney

Bring cracked, faded concrete or terracotta tiles back to weathertight condition.

Tile Roof Restoration

Tile roofs age in predictable ways: the pointing mortar along the ridges cracks and drops out, individual tiles crack or slip, and the factory colour surface chalks away until the tiles soak up water and grow moss. Tile roof restoration tackles all of that in one visit. We replace what's broken, re-bed and re-point the capping, then seal the tiles with a breathable membrane so they shed water and hold colour again.

Concrete versus terracotta: they age differently

Concrete tiles are coated with a colour surface that wears off over 15 to 25 years. Once it's gone the porous concrete underneath absorbs water, gets heavier and hosts moss, so recoating with a primer and membrane is the fix. Terracotta is a fired clay that never really goes porous, so it usually just needs cleaning and re-pointing rather than a colour coat, and painting terracotta is often the wrong call.

Getting this distinction right matters, because coating terracotta that doesn't need it wastes your money and can trap moisture. We identify the tile type first and recommend only what your roof actually needs.

Ridge capping: bedding and pointing

The ridges and hips are held down by a bed of mortar with a flexible pointing compound over the top. On older roofs the original rigid cement pointing cracks as the house moves and the tiles expand, letting water track under the caps. We rake out the failed pointing, re-bed caps that have come loose, then re-point with a flexible pointing compound that flexes with the roof instead of cracking again.

Broken and slipped tiles

Sydney hail and falling branches crack tiles, and old tile clips corrode and let tiles slip. We keep common concrete and terracotta profiles on hand and match replacements as closely as possible, though exact colour matches on discontinued terracotta can be tricky and we'll be upfront about that. Every replacement is properly seated and clipped so it doesn't move in the next big blow.

Frequently Asked Questions

Should I paint my terracotta tiles?

Usually not. Fired terracotta stays waterproof for decades and doesn't need a colour coat, unlike concrete tiles. Painting it can trap moisture and the finish tends to peel. Terracotta normally just needs cleaning and re-pointing. We'll only recommend a coating if there's a genuine reason for your roof.

Why is my ridge capping cracking?

The original rigid cement pointing can't flex with the natural movement of your house and the daily expansion of the tiles, so it cracks and falls out over the years. We re-point with a flexible pointing compound that moves with the roof, which lasts far longer than the old cement mortar.

Can you match my old tiles?

We match common concrete and terracotta profiles closely and carry popular ones. Discontinued or heavily weathered terracotta colours can be hard to match exactly, so replacements may be slightly different in tone. We'll show you before installing and place them where they're least visible.

Do you re-coat the whole roof or just repair it?

That depends on the tiles. If the colour surface on concrete tiles has chalked away, a full clean, re-point and recoat gives the best result and longevity. If the tiles are sound and just dirty, a clean and re-point may be all you need. We recommend based on condition, not a fixed package.
