Flat Roofing & Waterproofing in Sydney
There is no such thing as a truly flat roof that works: the trick is the fall and the membrane.

Flat roofs are common on Sydney extensions, garages, balconies and modern builds, but the name is misleading. A roof with no fall at all will pond water, and standing water is what kills flat roofs. A good flat roof always has a slight fall built in and a continuous waterproof membrane over the top. Get the fall and the membrane right and it lasts; get either wrong and you are back on the ladder every wet season.
Fall is everything
A flat roof needs a minimum fall so water runs to the outlets instead of sitting in puddles. Ponding water finds every tiny weakness in a membrane, stays there working at it, and grows algae and debris that block drainage further. Many leaking flat roofs we see were simply built dead level or have sagged over time.
Correcting the fall might mean tapered insulation, packing the substrate or rebuilding the deck to drain properly. It is not glamorous work, but it is the foundation of a flat roof that does not leak, and no amount of membrane fixes a roof that ponds.
Membrane options
Flat roofs are waterproofed with a membrane rather than overlapping sheets. Options include liquid-applied membranes that cure into a seamless coat, torch-on bitumen sheets lapped and heat-welded together, and single-ply sheet membranes. Each suits different situations, decks and budgets, and each has its own detailing at upstands and outlets.
The joints, corners and penetrations are where flat roofs leak, not the open field. Whatever membrane we use, the care taken dressing it up walls, around pipes and into outlets is what determines whether it stays watertight.
Box gutters and outlets
Flat roofs often drain into internal box gutters and outlets rather than eaves gutters. Because these sit within the building, a blockage or an undersized outlet floods the ceiling instead of spilling harmlessly over the edge. We size outlets for Sydney's downpours and fit overflow provisions so a blocked drain has a safe escape route rather than backing up inside.

Frequently Asked Questions
Why does my flat roof keep leaking?
Usually ponding water from insufficient fall, or a failed detail at an upstand, penetration or outlet. Water sitting on the membrane exploits any weakness. We trace the actual entry point, fix the detailing, and where the roof is dead level we correct the fall so water drains away.
Are flat roofs actually flat?
No, or they should not be. A working flat roof has a slight built-in fall so water runs to the outlets. A truly level roof ponds, and standing water is the main cause of flat-roof failure. If yours is dead flat and leaking, correcting the fall is often the real fix.
How long does a flat roof membrane last?
It depends on the membrane type, the quality of the install and whether water ponds on it. A well-installed membrane on a roof that drains properly lasts many years. Ponding, poor detailing and foot traffic shorten that considerably, which is why fall and detailing matter so much.
Can I turn my flat roof into a usable deck?
Often yes, but it needs a waterproofing system rated for foot traffic and the right build-up above the membrane, plus adequate fall and drainage. It is more than laying tiles on top. We can advise whether your structure and falls suit a trafficable finish.
