Leaking Roof Repairs Done Properly

One leak, done once, done right -- no repeat visits chasing the same drip.

Leaking Roof Repairs

A leaking roof gets worse every time it rains, and a rushed patch often makes it worse still. We treat a leak as a diagnosis job first and a repair job second. Getting the cause right means the fix holds through the next southerly buster, not just until the tarps come off. Whether it is a single trouble spot or a roof that leaks in several places, we tell you exactly what we found and what it needs.

Single leak versus a roof at the end of its life

There is a real difference between a roof with one repairable fault and a roof that leaks because it has simply worn out. A single failed flashing or a couple of cracked tiles is a straightforward repair. Widespread rust on an old metal roof, or tiles that crumble when you walk on them, is a different conversation. We are upfront about which one you have so you do not pour money into a roof that needs replacing.

What we repair and how

On tile roofs we replace damaged tiles, renew bedding and pointing, and re-lay valleys. On metal and Colorbond roofs we re-seal lap joins, replace corroded or split sheets, renew screws and rubber washers, and re-flash penetrations. Every repair uses materials matched to the roof so we are not creating a new weak point next to the old one.

We also check the obvious secondary problems while we are up there -- blocked gutters, lifted capping nearby, debris in valleys -- because these are often part of why the leak started.

Temporary make-safe when the weather won't wait

If a storm is coming through and we cannot complete a full repair immediately, we make the roof safe with proper tarping or temporary sealing to stop water entering, then return to complete the permanent fix once conditions allow. This protects your ceilings and contents in the meantime without pretending a tarp is a repair.

Frequently Asked Questions

My roof leaks in more than one spot -- is that a bad sign?

Not necessarily. Multiple leaks can come from separate small faults, or from one underlying issue like failed pointing along a ridge. We inspect the whole roof so we address all the active points at once rather than fixing one and leaving the others for next time.

Is it worth repairing an old roof or should I replace it?

It depends on the roof's overall condition. If the faults are isolated and the material is sound, repair is the sensible choice. If we find widespread rust, brittle tiles or perished flashings across the roof, we will explain why replacement may be better value over time.

Can a leak damage my house even if it looks minor?

Yes. Even a slow leak keeps timber, plaster and insulation wet, which invites rot and mould and weakens ceilings over time. A small stain today can become a sagging ceiling later, so it is worth acting while the repair is still simple.

Do you clean up after the repair?

We do. We remove old tiles, offcuts and debris, clear anything we have dislodged from gutters or valleys, and leave the site tidy. You should not be left picking broken tile out of your garden after we have gone.
