Metal roofs fail differently to tiles, and the fixes are their own trade. Wind lifts sheets at the laps and eaves, screws back out or their rubber washers perish and leak, silicone at penetrations cracks and lets water through, and older steel rusts from the underside where you cannot see it. A metal roof emergency usually shows up fast and dramatically in wind, and needs someone who understands fasteners, laps and flashings, not just tiles.
Why metal roofs leak and lift
Most metal roof leaks trace back to the fasteners, not the sheet itself. Roofing screws have a rubber washer that seals the hole, and over years of sun and thermal movement those washers harden and split, or the screw backs out slightly, and each one becomes a pinhole leak. Storms then find any sheet whose end laps or edge fixings have loosened and start to peel it back.
Penetrations are the other weak point. Every vent, flue and bracket punches the roof, and the silicone or flashing sealing it eventually fails, especially under UV.
Re-fixing sheets and fasteners properly
A lifted or partly peeled sheet needs re-fixing to the right points with the correct fasteners, not just more screws punched in randomly, which only adds holes to seal. We replace perished screws with new sealed fasteners, re-fix laps, and where a sheet is creased or split beyond saving we replace the affected sheet and match the Colorbond colour.
We resist the temptation to just flood everything with silicone, which is the classic metal-roof bodge that hides the problem for a season and then leaks worse.
Rust: the damage you cannot see coming
Older steel roofs often rust from underneath, so the top looks fine while the sheet is thinning out below. When a storm finally punches through a rusted bay, patching one hole is pointless if the surrounding metal is going too. We assess the extent honestly, replace what is compromised, and tell you if the roof is heading toward a full replacement rather than endless patches.

It is almost always the screws. Each roofing screw has a rubber washer that hardens and splits over years of sun, or the screw backs out slightly, turning every fixing into a pinhole leak. We replace the perished fasteners with new sealed screws, which fixes the leak at its real source.
Can you just silicone the leak to stop it fast?
We avoid it. Flooding a metal roof with silicone is the classic bodge that looks fixed for a season then leaks worse and makes proper repairs harder. We re-fix or replace the failed component instead. If we need a genuine temporary measure in a storm, we tarp it rather than smear sealant.
A sheet lifted in the wind, can it be re-fixed or does it need replacing?

How do I know if my old steel roof is rusting through?
Rust often starts underneath where you cannot see it, so the roof looks fine until it fails. Signs include tea-coloured staining, flaking on the underside visible from the cavity, and soft or thin-sounding spots. If a storm punches through a rusted bay, it usually means more bays are close behind.
