Office Building Roofing & Waterproofing
Keep leaks off your fit-out, servers and staff -- office roofing done quietly and cleanly.

Office roofs are usually flat or low-pitch membrane roofs, often doubling as a platform for air-conditioning plant, a plant deck, or even a rooftop terrace. What makes them tricky is what's underneath: suspended ceilings, cabling, IT equipment and a workforce that expects a clean, quiet environment. A membrane failure over an office doesn't just stain a ceiling tile -- it can shut down a floor. We keep the water out and keep the workplace civilised while we do it.
Membrane waterproofing and where it fails
Most office roofs are waterproofed with a membrane -- torch-on, single-ply or liquid-applied. They rarely fail across the open field; they fail at the details. Seams lift, upstands at parapets crack, and the seals around penetrations, drains and pipe boots break down with age and UV. Ponding water where the fall is poor accelerates all of it. We inspect the details first, because that's where 90% of office roof leaks start.
Depending on the membrane's condition we either repair the failed details and recoat, or -- where the membrane is at the end of its life -- overlay or fully renew it. We always sort out ponding and falls at the same time, because recoating over a puddle just delays the next leak.
Rooftop plant, decks and penetrations
Office roofs are crowded with air-conditioning units, condensers, cable trays and pipework, and every fixing and boot is a potential entry point. Foot traffic from technicians servicing that plant physically wears the membrane. We re-detail around every penetration, add walkway protection where plant is regularly accessed, and flash plinths and equipment bases properly rather than relying on old mastic.
Protecting the workplace below
Nobody wants torch-on fumes drifting through the air-conditioning intake or hammering above a meeting room. We coordinate with your facilities manager and tenants, schedule disruptive work for evenings or weekends where needed, manage odours and fumes away from fresh-air intakes, and protect any equipment directly beneath the work. For tenanted buildings we make sure everyone gets proper notice.

Frequently Asked Questions
Our ceiling tiles are staining but we can't find the leak -- why?
Water tracks along the roof deck and cabling before it drops, so the stain rarely sits under the actual fault. On membrane roofs the entry is usually a lifted seam, a cracked parapet upstand or a failed penetration seal. We trace it to source rather than chasing the stain.
Can you recoat rather than replace our membrane?
Often, yes -- if the membrane is sound and only the details have failed, a repair and recoat can extend its life significantly. But we won't recoat over ponding water or a membrane that's genuinely spent, because that just hides the problem. We'll tell you honestly which situation you're in.
Will the torch-on fumes get into our office air-conditioning?
Not if it's managed. We coordinate timing with your facilities team, keep hot works and fumes away from fresh-air intakes, and where a floor is sensitive we schedule the work for evenings or weekends. Liquid-applied systems are also an option where fumes are a concern.
Why does water keep pooling on our flat roof?
Ponding comes from poor falls, sagging in the deck, or blocked drains. It's not just unsightly -- standing water shortens membrane life and finds any weak seam. We clear and check the drainage, and where the fall is the problem we build it up so water actually runs to the outlets.
